Mold testing helps determine whether mold is present, what type it is, and whether levels are elevated compared to normal conditions. You may need testing if you smell a musty odor, have had a water leak, are experiencing health symptoms, or want documentation before buying or selling a home. It provides clarity before making decisions.

There are three main types: air sampling (measures airborne spores), surface testing (identifies mold on surfaces), and bulk sampling (tests materials like drywall). Most situations use a combination of air and surface samples for a complete picture.

Mold testing is reliable when performed correctly, but it represents a snapshot in time. Results can vary based on environmental conditions, and proper interpretation is critical. The value comes from understanding the results, not just reading the numbers.

Results show spore counts, types of mold, and comparisons to outdoor levels. The key is not whether mold exists, but whether levels are elevated or abnormal for the environment.

Typically, at least one outdoor control sample and one to three indoor samples are recommended. Larger or more complex properties may require additional samples for accuracy.

Not directly, but it provides strong indicators. Elevated air samples suggest hidden growth, while surface samples confirm contamination. Combined with inspection and moisture readings, the source can usually be identified.

There is no universal number. Indoor levels should generally be similar to or lower than outdoor levels. Certain molds, like Stachybotrys, should not be present indoors. Context and interpretation matter most.

DIY kits often lack accuracy because they don’t include baseline comparisons or professional interpretation. They can lead to confusion and false positives, making professional testing a better option.
